Our dynamic revenue management software uses real-time data and market trends to optimally adjust rental rates. By analyzing factors like demand, seasonality, local events, and competitor pricing, our state-of-the-art software ensures that your property is priced competitively, helping you attract better bookings while avoiding underpricing.
Linen & Laundry Program
This program offers high-quality linens for our guests. and is managed out of our commercial laundry facility, translating into less wear and tear on your washer and dryer. The program covers all linens used by guests, including everything from mattress protectors to pillow cases to pool towels. Cost is $3.00 per bedroom, per night booked.
Maintenance Program
Our maintenance program provides a wide array of beneficial, value-add maintenance services such as routine property inspections, HVAC upkeep, preventative and reactive maintenance services, and a detailed hurricane preparation plan tailored to your property. Cost is $45 per bedroom, per month.
Smart Locks
Our smart locks offer security and peace of mind for our guests and property owners. The locks are integrated into our reservation software and generate unique access codes for each guest that automatically expire after their stay, eliminating the hassle of physical keys and lock changes if keys are ever lost. With remote access capabilities and real-time tracking of who enters and exits the property, we gain added transparency and control over your vacation rental. Smart locks are complementary and will be installed at no cost.
Smart Thermostats
Smart thermostats can be a game-changer for your rental property. Our smart thermostats automatically adjust the temperature when your property is vacant resulting in significant energy savings. Additionally, they allow for temperature setting limits, preventing guests from misusing the AC, which not only reduces costs but also helps extend the lifespan of your HVAC system. Smart thermostats are complementary and will be installed at no cost.

As your primary point of contact, your dedicated Owner Success Manager will ensure seamless communication and personalized support throughout your partnership with us.
Owner Portal
The owner portal allows for owners to check their property calendar, book owner stays, and view past and upcoming revenue.
Owner Access Code
Owners are provided with a personalized smart lock code for their property, ensuring secure and hassle-free access at any time.
Licensing & Registration

This constant availability provides peace of mind for both guests and homeowners, as issues ranging from booking inquiries to on-site emergencies can be addressed promptly.

One of the best ways for your guests to experience Key West is out on the water. The cost for our management services is 23 percent of all revenue, including rental income and any guest fees. This consists of a 20 percent management fee and a 3 percent technology fee. The technology fee supplements the costs of our smart lock & thermostat system, revenue management software, and other apps which adds immense value to our services.
Additionally, we offer a Linen & Laundry Program ($3 per bedroom, per night booked) and Preventative Maintenance Program ($50 per bedroom, per month) which are deducted from owner revenue.
The management agreement is month-to-month, so a 30 day notice is required if either of us decide to part ways.
Prior to even listing your property, Brightwild takes on the cost of 1) professional photography, 2) new linens - including comforters, sheets, bed bug covers, pillows, pillow cases, bathroom towels, pool towels, and bath mats, 3) one smart lock, 4) one smart thermostat 5) one Keurig coffee maker, and 6) perishable guest supplies in bulk.
In one word, “Everywhere.” We guarantee that properties under Brightwild’s management will be listed on more sites than anyone else in the industry. Our reservation system is directly synced with all the major vacation rental booking engines such as AirBnb, VRBO, and Booking.com, but we also use other up-and-coming websites that you probably haven’t heard of. All in all, Brightwild properties can be booked on roughly 50 different websites across the globe.
It typically takes between 7 and 10 calendar days from the time you sign the management agreement to the time we list it online. This may vary depending on what supplies and/or maintenance is needed at the home to make it “rent-ready.”
During this time, we will register your property with the state and any required local municipalities, perform an initial maintenance and safety inspection, perform a property inventory audit, schedule and stage for photography, build your listing, and connect it to all our booking engine platforms. Once all of this is complete, you will receive a link to your Owner Portal where you can view your property calendar and keep tabs on future rental income.
No need to fear. Brightwild carries vacation rental damage insurance, and our partner websites such as VRBO and AirBnB have a damage coverage process which we utilize to recoup funds.
We charge guests a cleaning fee on each and every reservation. The clean fee covers the cost of the clean as well as guest supplies like soaps, paper towels, and coffee. For the sake of transparency, we include cleaning fee revenue, the cleaning cost, and the supply costs on our owners’ monthly statements.
Brightwild pays out owners via direct deposit on the 10th of each month for revenue received in the previous calendar month. Management commission and any extra property related costs will be deducted from revenue. If there is a negative balance on the account, perhaps due to a large expenditure like an AC replacement, we can carry the cost and apply it to future revenue.
